ESTON in 2025: A Year of Growth, Integrated Solutions and Professional Recognition

2025 proved to be a defining year for ESTON. Building on more than three decades of market presence, the company achieved tangible growth, expansion and professional success across all business lines, while continuing to operate with a strong focus on integrated thinking and long-term value creation.

ESTON’s six divisions – Property Management, Project Management, Office Leasing, Valuation, Capital Markets and Industrial Properties – worked in close cooperation throughout the year to deliver solutions covering the entire real estate lifecycle, in line with international standards. The results of this collaborative approach became particularly visible in 2025.

A Strong Year for Property Management and Complex Projects in Project Management

The Property Management division achieved outstanding growth in 2025. The managed portfolio expanded from 20 to 34 buildings, while the total managed area increased from 475,000 sq m to 863,000 sq m, representing an 82% growth in portfolio size. In addition to managing a portfolio exceeding HUF 300 billion in value and serving more than 1,100 tenants, ESTON also took over the operation of the nationwide Shopper Park Plus retail park network.

Sustainability remained a key focus in 2025. During the year, eight buildings obtained BREEAM or other green certifications that they had not previously held, meaning that nearly 80% of the total managed portfolio is now covered by some form of environmental certification.

The Project Management team worked on a total of 36 projects in 2025, covering the full scope from decision preparation and advisory services through workplace strategy and design to construction management, technical supervision and handover. Several projects – including developments for ESAB Corporation and Biggeorge – were shortlisted for the Office of the Year Awards. Projects such as the Tesco Downsize programme and the renewal of the Roosevelt Lobby demonstrated the team’s ability to deliver complex, strategically significant projects to a high professional standard.

A Strong Position in the Office Market

In 2025, the Office Leasing division operated as an agile team with a strong strategic mindset, successfully delivering a number of complex tenant and landlord representation assignments. The division’s work reflected deep market insight, strong negotiation capabilities and the ability to support clients effectively in a continuously evolving office market environment.

Throughout the year, ESTON’s office leasing activities expanded through several strategically important mandates, further strengthening the division’s position as a key player in the Budapest office market.

Landmark Transactions and an Increasing International Focus

In 2025, the Capital Markets business line continued to play a significant role in the Hungarian and regional real estate markets. The year saw the successful completion of several major transactions, including the sale of the ELMŰ headquarters and TÜV properties, as well as deals involving Bartók House and Science Park. ESTON also acted as buyer-side advisor in the sale of a Tesco portfolio in Slovakia.

As a member of the Savills international network, ESTON’s Capital Markets activity further strengthened its international dimension in 2025, with cross-border transactions and regional investment advisory playing an increasingly important role.

Solid Professional Foundations Across All Business Lines

The Valuation division completed nearly 300 valuation reports and 130 valuation letters in 2025, achieving a 35% year-on-year increase in revenue. The team worked across the entire country and in several European markets, covering assets ranging from traditional commercial real estate to specialised properties and equipment.

In 2025, the Industrial Properties division worked on several major transactions and land acquisition mandates for Hungarian and international clients. One of the year’s highlighted transactions was the sale of an urban logistics warehouse in Budapest’s 18th district, where ESTON represented both parties. In addition, the team handled four land acquisition mandates covering more than 250 hectares in total, alongside several land search and development preparation assignments.
