What Makes an Office Worth the Investment?

The value of an office depends on more than rent and occupancy levels. It also lies in how effectively the workplace supports business operations. Recent Savills research explores how companies can measure this contribution.

The 2026 global survey by Savills and CoreNet Global gathered responses from more than 240 corporate real estate and workplace professionals. Almost two-thirds said their senior leadership views the workplace as a driver of culture and collaboration or a strategic advantage. Just 13% said it is seen primarily as a cost to manage.

Yet measuring the business value of the office remains challenging. Attendance data shows how many people use a space, but reveals less about how effectively it supports their work. The research therefore recommends assessing utilisation, employee feedback and business outcomes together.

Implications for Office Occupiers in Hungary

The research offers a useful starting point for companies in Hungary considering a relocation or lease renewal. Before determining their space requirements, businesses should assess how their teams work and the balance they need between collaboration areas, meeting rooms and quiet spaces.

This assessment may reveal that reconfiguring the existing office is a viable alternative to relocating. When comparing options, companies should consider accessibility, functionality and fit-out costs alongside rent.

“Before relocating or renewing a lease, companies should establish how their business operates and what kind of space it needs. This allows them to look beyond rent and assess which office will best support their day-to-day operations,” says Balázs Simonyi MRICS, Head of Office Advisory at ESTON.

Following any changes, companies should review the results: has collaboration improved, do the workspaces meet employees’ needs, and how do people assess the environment? These findings can provide a stronger foundation for future real estate decisions.
