Industrial properties - ESTON analysis

The year 2008 brought the biggest success of the past 4 years on the industrial-logistics market. While the other market segments were struggling with difficulties caused by the crisis, here records were broken regarding both completion and lets. During the year a total industrial area of 260,000 square meters were completed in Hungary, which is 60,000 square meters above the so far largest peak of the year 2004. The bulk of the deliveries can be assigned to three developers: 39% of this volume was developed by ProLogis, 10% by WING, and BILK’s 9% share is not negligible either. - Eston analysis says

Retail properties - ESTON analysis

2008 went by as a really pessimistic year for the retail property sector. There was no handover of new retail properties in Budapest; moreover, several developers that were troubled in financing stopped or delayed their schemes even though their leasing activity had already started. Developers aimed to establish new retail units at about 300 thousand sqm at the beginning of 2008; but currently only around 160 thousand sqm is under construction. Among the expected completions of 2009 there are Allée (45,000 sqm) on the Buda side and Corvin rium (35,000 sqm) on the Pest side. The construction works of the so-called Köki-Terminál (60,000 sqm) began at Kispest.
